Based in Seven Hills · working all of greater Sydney

Cleaning Western Sydney, the North Shore and the Inner West

A Chatswood tower floor, a 1970s walk-up in Dee Why and a tilt-slab shed off the M7 are three completely different cleaning jobs, and they are not even in the same city as far as a roster is concerned. Clean Best works Sydney region by region — right chemical, right hour, right person — and confirms the price in writing inside 24 hours.

Who is Clean Best Sydney, and which regions does it cover?

Clean Best is a cleaning company based at 54 Columbia Rd, Seven Hills NSW 2147, working across greater Sydney. It provides commercial, strata, specialist and residential cleaning, and has traded since 2015.

Work is organised into five regional runs — Western Sydney and the industrial corridor, the North Shore and northern beaches, the Inner West, the CBD and city fringe, and the southern suburbs — so each site is cleaned by a cleaner assigned to that run rather than a rotating pool. Each service is aimed at the region whose building stock actually generates it: warehouses in Eastern Creek, strata in the Inner West, offices in North Sydney and Chatswood, medical around Macquarie Park.

Quotes follow a free on-site walkthrough and are confirmed in writing within 24 hours. Cleaners are police-checked, the company carries $20 million in public liability cover, and agreements are rolling with 30 days notice rather than fixed-term contracts. The number is 1300 494 983.

Sydney, region by region

Five Sydneys, five completely different cleaning jobs

Nobody cleans a Circular Quay lobby the way they clean an Erskine Park dispatch floor. Here is what each part of town actually demands, and how we staff it.

01 / 2000–2011

Sydney CBD and the city fringe

Barangaroo, Martin Place, Wynyard, Circular Quay, Haymarket and the Surry Hills studios behind Central.

  • Sydney CBD
  • Barangaroo
  • Pyrmont
  • Ultimo
  • Surry Hills
  • Darlinghurst
  • Millers Point
The problem here
Loading dock windows, lift booking sheets, after-hours security passes and a building manager who wants an induction record before anybody touches a mop.
How we work it
Twilight and overnight crews with pre-cleared building access, dock times booked ahead, and one supervisor who deals with facilities so you never have to.
02 / 2060–2108, plus Macquarie Park 2113

North Shore and the northern beaches

North Sydney's office blocks, Chatswood's mixed-use towers, Macquarie Park's campuses, and the walk-up blocks that step down toward Manly.

  • North Sydney
  • Chatswood
  • St Leonards
  • Macquarie Park
  • Crows Nest
  • Manly
  • Dee Why
The problem here
Dense strata. Older buildings with tiled foyers, tight fire stairs, basement bin rooms on a slope, and committees that read every line of the invoice.
How we work it
Fixed weekday rounds with a photographed report to the committee, plus periodic pressure washing of driveways and bin bays scheduled outside garbage days.
03 / 2140–2770

Western Sydney and the industrial corridor

Parramatta's second CBD, the Eastern Creek and Erskine Park distribution estates, Blacktown's business parks, and the M4/M7 freight spine linking them.

  • Seven Hills
  • Blacktown
  • Parramatta
  • Eastern Creek
  • Erskine Park
  • Wetherill Park
  • Smithfield
  • Penrith
The problem here
Big floors, forklift traffic, tyre rubber ground into concrete, dock aprons that go grey with brake dust, and shifts that never really stop.
How we work it
Ride-on scrubbing between pick waves, dock and hardstand programs, and crews based out of our Seven Hills yard — so the run starts on your side of the city, not on the far side of it.
04 / 2037–2050, plus Alexandria 2015 and Marrickville 2204

Inner West

Newtown's King Street shopfronts, the Balmain and Rozelle terraces, warehouse conversions in Alexandria and Marrickville, and the university edge at Camperdown.

  • Newtown
  • Balmain
  • Leichhardt
  • Marrickville
  • Alexandria
  • Annandale
  • Camperdown
The problem here
Heritage. Tessellated tiles, lead-light glass, oiled timber and lime mortar all punish the wrong chemical, and half the streets have no parking after 8am.
How we work it
pH-neutral chemistry on original surfaces, early rounds that beat the resident parking window, and cleaners who walk in with the right pad, not the strongest one.
05 / 2015–2234

Southern Sydney and the Bays

The Botany and Port freight terminals, Mascot's apartment towers, Hurstville's medical suites and Sutherland's shopping strips.

  • Mascot
  • Botany
  • Rockdale
  • Hurstville
  • Kogarah
  • Sutherland
  • Miranda
The problem here
Salt air and airport grit. Glass films over fast, aluminium frames pit, and every foyer near the flight path collects a fine grey dust nobody can explain.
How we work it
Shorter glass and frame cycles, deionised water on entry facades, and mat programs at the doors that catch the grit before it reaches your carpet.

The roster

A Sydney cleaning schedule is really a traffic schedule

The Harbour Bridge at 8:15am and the M4 eastbound at 7am decide more about your clean than any chemical does. We build the roster backwards from your access window — then we get there early.

  1. 14:30am – 6:30am

    The dawn run

Crews leave Seven Hills before the M4 backs up and are on site while the city is still dark. Gyms, cafés, bakeries and any floor that has to be dry and lit before the first member or first customer walks in.

    TypicallyGyms · food premises · early-open retail

  2. 26:30am – 8:00am

    Before the bell

Schools, childcare centres and medical suites cleaned in the window between the alarm coming off and the first child, patient or teacher arriving. Wet floors are down and dry before anybody is walking on them.

TypicallySchools · early learning · GP and dental clinics

  3. 38:00am – 4:00pm

    Day porter hours

For buildings that cannot wait until tonight: foyers, lifts, washrooms and the kitchen at 2pm when it has already turned. A quiet, cordless, low-odour method — nobody wants a wet mop through reception at 11am.

TypicallyStrata foyers · busy offices · shopping strips

  4. 44:00pm – 6:30pm

    The twilight slot

The most contested hour in Sydney: docks are still open, lifts are still bookable, and the last staff are leaving. We use it for the sites where after-hours access is genuinely hard to get approved.

TypicallyWarehouses between shifts · medical centres after last patient

  5. 56:30pm – midnight

    After hours

The classic commercial round, run once your doors are shut. Building induction done, access logged, floor locked and alarmed on exit, work finished long before your first person badges in tomorrow.

TypicallyOffices · CBD tower floors · commercial premises

If your building only opens a two-hour window on a Tuesday night, say so on the first call. We would rather build the roster around the real constraint than promise a slot we cannot hold in Sydney traffic.

What we clean, and where

Twelve services, each aimed at the part of Sydney that generates it

Warehouses belong in Eastern Creek, strata in the Inner West, offices on the North Shore. Every page below is written for the region whose buildings actually create that job.

Sydney's building stock

Your building was built in a particular decade, and it shows

A cleaner who treats a 1900 terrace like a 2015 tower will wreck one of them. These are the five kinds of building we work in most, and the mistake we see made in each.

1880s – 1910s

Victorian and Federation terraces

Balmain, Paddington, Glebe, Annandale

Tessellated entry tiles, oiled or waxed hardwood, lead-light glass and lime-mortar brick. Everything gets pH-neutral chemistry and a soft pad, and the timber is damp-mopped, never flooded.

The mistake we keep seeingAn alkaline stripper on original tessellated tile. It etches the glaze, and the etch does not come back.

How we clean victorian and federation terraces

1960s – 1980s

Red-brick walk-up strata

Dee Why, Kogarah, Ashfield, Bankstown

Terrazzo or vinyl foyers, tiled fire stairs, a basement bin room on a slope and a laundry nobody has claimed. The bin bay and the stair landings are where the committee actually judges you.

The mistake we keep seeingPressure washing the bin bay on garbage day, so the bins are gone and the pad underneath never gets touched.

How we clean red-brick walk-up strata

1990s – 2000s

Tilt-slab warehouses and distribution sheds

Eastern Creek, Ingleburn, Smithfield, Erskine Park

Sealed concrete measured in thousands of square metres, forklift tyre rubber ground into the traffic lanes, racking dust and a dock apron that greys over with brake dust.

The mistake we keep seeingSending a mop. This is ride-on scrubber work, run between pick waves, or it will never keep up.

How we clean tilt-slab warehouses and distribution sheds

2000s – now

Glass curtain-wall towers

Barangaroo, Martin Place, North Sydney, Parramatta

End-of-trip facilities, internal glass, lift lobbies, and a building manager who wants induction records, SWMS and a certificate of currency before your cleaner sees a lift.

The mistake we keep seeingAmmonia glass cleaner near anodised frames and gaskets. It hazes them, and the tenant sees it at 9am in the sun.

How we clean glass curtain-wall towers

Any era

Freestanding family homes

Kellyville, Ryde, Sutherland, Castle Hill

Kitchens, bathrooms, floors, and the parts that never get done — skirtings, tracks, fan blades, the top of the fridge. One cleaner who learns the house and keeps the same key routine.

The mistake we keep seeingA different cleaner every fortnight. Nothing kills a home clean faster than starting from scratch every visit.

The difference

Why Sydney sites end up with us

None of this is a promise about effort. It is a list of things that are either true or not true, and you can check every one of them before we start.

  • Already out west, not on the far side of the city

Our yard is on Columbia Rd in Seven Hills, in the Blacktown council area. The M4 is close and the M2 is reachable up the Prospect Highway, which keeps Blacktown, Parramatta, Norwest and the western industrial estates within an easy run of the door, and lets a crew get into the CBD ahead of the morning peak. When a client calls about a spill, somebody can actually get there.

  • One named cleaner, not an agency roster

The person who cleans your site is the same person next week. They learn which lift is booked out on Tuesdays, which bin room floods, and which staff kitchen turns by Thursday. A rotating pool never learns any of it, and the standard slides by month three.

  • Rostered around Sydney, not around a template

Dawn runs for gyms, before-bell rounds for schools, twilight slots where after-hours access is impossible, and overnight crews for CBD floors. We build the schedule backwards from your access window and the traffic between us and it.

  • Police-checked, and WWCC where the law requires it

Nobody from Clean Best sets foot on a Sydney site without a police check and a site induction done first. Anyone working in a school, an early-learning centre or any premises children use also holds a current Working with Children Check, and we will show you the numbers.

  • $20m public liability behind every shift

Public liability cover and workers compensation for everyone on the roster. Sydney building managers almost always want the certificates of currency before your cleaner is allowed near a lift, so we send them to them directly rather than making you the middleman.

  • A rolling agreement, not a three-year contract

Thirty days notice either way, and no exit fee. If we stop earning the work you can end it, which is the only guarantee that means anything. It also means we have to keep turning up properly in month nine, not just in month one.

FAQ

Questions about cleaning your part of Sydney

Coverage, access, traffic and paperwork — the things people actually ring up and ask before they get to the cleaning itself.

Which Sydney regions does Clean Best actually cover?

All of greater Sydney, dispatched from our yard on Columbia Rd in Seven Hills. In practice that means the CBD and city fringe, the lower North Shore out to the northern beaches, the whole western corridor from Parramatta to Penrith, the Inner West, and the southern suburbs down through Hurstville to Sutherland. If your site is inside that ring we can roster it. If you are further out toward the Central Coast or the Illawarra, call and ask — sometimes we can, sometimes we would be doing you a disservice by saying yes.

Do you charge more for the CBD because of parking and access?

Access affects the quote, but not as a surcharge line item. A tower floor with a booked loading dock, a lift key and a security sign-in genuinely takes longer to get into than a ground-floor shop in Marrickville, and we build that into the scoped time rather than pretending it is free. What we never do is discover it afterwards and send a variation. Whatever the building demands, we find it at the walkthrough and it is inside the fixed number you sign off.

Can you get to a site in Western Sydney and one in the city on the same night?

Yes, and we do it constantly — but not with the same cleaner. Sites are grouped into runs by region so nobody is on the M4 for 40 minutes between two jobs. Your cleaner belongs to the run your suburb sits in, which is also why the same person keeps turning up rather than whoever happened to be free. Multi-site clients with premises in different regions get one contact and one invoice, but different crews doing the actual work.

How quickly can somebody come and look at the site?

Most Sydney sites are walked within 48 hours of the first call, and the written quote follows within 24 hours of that walkthrough. The walk itself is free and there is no obligation attached to it. We would rather see the building than quote off a floor plan, because floor plans do not show you the bin room, the fire stairs, or the kitchen at 6pm on a Thursday — and those are the parts that decide the price.

Are you insured, and will building management accept your paperwork?

We carry $20 million in public liability plus workers compensation for everyone on the roster, and every cleaner is police-checked before their first shift. Sydney building managers almost always want certificates of currency, a SWMS and induction records before a cleaner is allowed near a lift. We send those directly to the building manager rather than making you the go-between, which usually saves a week.

Do I have to sign a long contract to get cleaners in my part of Sydney?

Not with us. Clean Best runs a rolling agreement with 30 days notice on either side and no exit fee. Lock-in contracts protect the cleaner, not the client — they are how standards quietly slide in month six with no consequence. If we stop earning the work you should be able to end it, and that constraint is the reason our supervisors keep auditing the sites rather than assuming they are fine.

What if my building only allows cleaning in one narrow window?

Then tell us at the first call, because that window is the single most important fact about your site. Some Sydney buildings only open the dock between 6pm and 8pm. Some strata schemes forbid noise before 7am. Some warehouses have a 90-minute gap between shifts and nothing else. We build the roster backwards from the real constraint instead of promising a slot we cannot hold once Sydney traffic is involved.
